The Backgroud, Neighborhoods and People Behind Jeffrey Place

Building an urban residential development that will fully serve the needs of the people who will live there requires a great deal of planning and consideration. Taking that development plan and analyzing how it will also impact the social, environmental, and financial needs of the surrounding neighborhoods, for both today and into the future, requires a great commitment to the welfare of the community in question. Jeffrey Place is committed to these ideals, which are commonly referred to as Sustainable Development.

Social Benefits
As part of the planning process, a two-month long public charrette was conducted that invited the public to comment and provide input on the design of Jeffrey Place.  Over 300 participants contributed to the final plan which is specifically designed to 1) be intergenerational, 2) to include communal environments for neighbors to interact, 3) to provide retail and conveniences which meet the needs of residents as well as support existing local businesses, and 4) to include public art for the aesthetic pleasure of residents, employees, and visitors to the newly created urban neighborhood.

All of the design of Jeffrey Place is placed through the filter of how it will enhance Jeffrey Place as a community. Special attention has been paid to making a walkable community that incorporates the reality of cars with the desire for an old world neighborhood that advances the culture of community. Jeffrey Place will promote educational and cultural opportunities as well as a healthy lifestyle.

Environmental Benefits
As one of the most promising developments in Ohio, Jeffrey Place was awarded a grant to assist with remediation of the former manufacturing property.  Although the site will be mixed use, the entire site will meet the highest level of residential certification requirements dictated by the EPA. The entire site has been tested according to the EPA regulations and all required environmental remediation has been completed. 

Jeffrey Place will also recycle and reuse thousands of metric tons of concrete that covered 90% of the site, to be used as road base, sidewalks and backfill in the new construction. 

Over 10% of the property is dedicated to parks and open green space, and the tree-lined streets and meticulously landscaped public spaces will be complemented by the roof top gardens on various homes througout Jeffrey Place.  The pedestrian friendly street design will consider the need for parking a bike as much as parking a car. 

A variety of sustainable efforts are currently being undertaken at Jeffrey Place. Features such as rainwater retention for irrigation, green "living" rooftops, alternative energy systems and solar lighting are planned throughout the development to preserve and protect natural resources and provide long term economic benefits.

Financial Benefits
The developer has worked collaboratively with the City of Columbus to provide public incentives and enhancements for private investment.  Anticipating the new Jeffrey Place development, the Italian Village property values have already increased in value.  Homeowners at Jeffrey Place can be assured they will retain value in their unique homes and as a limited quantity, they can fully expect their homes to appreciate substantially for now and into the future.
